San Antonio home sales in July 2021 may have dipped 9% over this time last year – from 4,285 to 3,885 – yet our average sales price of $353,811 is up by 18% and our median price of $298,400 is up by 15%. And days on the market? We’re now at 25 – less than a month and more than half the time it took for homes to sell at this time last year.

Homes here are still more affordable when compared with metropolitan areas in the rest of Texas. Comparatively, the average price in our state is $392,429, which is 18.5% higher than last year. The median price in Texas is $315,000, which is 16.7% higher than last year.

The dip in home sales is happening throughout Texas – and that’s simply because we just don’t have enough homes on the market to sell. People are continuing to move here in droves. San Antonio’s population is now at 1.4 million or 1.5 million – depending on your source. That number is expected to top 4 million by 2050. That’s just 30 years from now!

In personal news, we’re still on Cloud 9 after the wedding of my son Hobie to his beautiful bride, Nora. We all gathered earlier this month at a gorgeous farm in Vermont. My son Matthew – Hobie’s fraternal twin – was the best man, and my sister Mary was the officiant.

Family and friends came from all over, including my husband’s family from California and my family from Kentucky, Tennessee and Texas, and my dear girlfriends from Santa Fe and from my days at the University of Alabama.

Every detail was perfect – and, best of all, I now have a new daughter. Welcome to our family, Nora. We all love you so, so much.
