
This summer’s San Antonio home sales are still hot, with 3,306 homes sold in June. That’s a slight 1 percent decrease from this time last year, according to our friends at the San Antonio Board of Realtors. However, both the average and median sales prices experienced year-over-year increases, with the average rising 6 percent to $284,852 and the median growing 4 percent to $241,000.
Homes are spending about 53 days on the market before selling, and we have just 3.8 months of inventory available. When inventory is below six to eight months, we consider it a seller’s market.
But if you’re looking to buy, don’t let that deter you. Homes come on the market every day here, at all different price points. June alone had 10,407 active listings, over 4,000 of which were new listings. We have plenty of wonderful houses to choose from for anyone interested in buying.
Of the homes sold in June, the majority were priced between $200,000 and $500,000 (62.5 percent). Another 30 percent were priced below $200,000, and the remaining 7.5 percent of the homes sold were priced over $500,000.
Bexar County as a whole continues to remain affordable when compared to other counties in Texas. The median sales price of a home in Bexar County is now $229,000. For comparison, the median in Travis County is $400,000, in Harris County it’s $242,000 and in Dallas County it’s $269,990.
Our affordability continues to attract millennials. San Antonio ranks No. 15 in terms of growth among this age group – those born between 1981 and 1996. There are now 73 million millennials, and they’re expected to surpass the number of baby boomers. They’re the largest generation in the U.S. labor force. I’m happy to see that so many are calling San Antonio home.

Readers rated cities on their sights and landmarks, culture, cuisine, friendliness, shopping and overall value. What a great city we have – and such an exciting time to live here.
In some personal, very special news, I’m happy to announce that my son Hobie popped the question to his lovely girlfriend, Nora. These two are such a beautiful couple. I’m delighted for Nora to officially join our family. Their wedding will likely happen next summer.
And, my mom, Mary Lee Thorsby, turned 91 this month. Doesn’t she look great? That’s my sister Mary with us – we celebrated with a wonderful dinner at Supper. Lots of nice news this summer.
