Howdy, Pardners! Are you ready to own a prime piece of land in our beautiful state of Texas? I’ve got a rare opportunity for you to purchase DD Ranch – 740 beautiful acres located just 30 minutes from San Antonio, 15 minutes from Bandera and 8 minutes from Boerne. Rolling grassland, live water, plenty of wildlife, gorgeous hill country views – DD Ranch is in the perfect location for residential or commercial use, or a mix of both.
Thinking of buying a ranch? Here are a few things to consider:
Will yours be a working ranch or a retreat where you and your family will set aside your iPhones, iPads and Kindles? Are you looking for a revenue-producing venture or your own private spot for fishing, hiking or horseback riding? Do you need a secure, long-term investment? The good news is that with DD Ranch, the answer can be all of the above. The property offers an 8,000 sq. ft. hacienda plus bonus buildings for commercial use – with no restrictions on future development.
You can build a golf course, but chances are you can’t build a new river. Luckily, DD Ranch offers plenty of water with two live water streams, five deep wells and four aquifers including Glen Rose, Cow Creek, Upper Trinity and Lower Trinity, which is the deepest and ends at the ranch. Spring-fed Beekman Creek runs through the property and has never stopped flowing. Portions have been dredged and dammed to form three lakes – excellent for fishing and swimming. Two smaller lakes have been formed downstream, adding water supply all year and beauty to the park-like appearance of this area.
Several small wet weather streams run in the valleys. Many springs are scattered throughout the ranch that produce good water quantity and quality. Red Bluff Creek is an established live stream bordering the ranch on the West boundary. Deeded property extends to the center of the creek. There are several deep pools in the limestone bed with fish; and property along Red Bluff Creek is ideal for picnics and camping.
When it comes to water, you’ll be hard-pressed to find better access than what DD Ranch has to offer.
Wildlife and Livestock
DD Ranch supports both – with agriculture and wildlife tax exemptions. You’ll find 150 head of elk, axis and white-tail deer, doves, quail, antelope, flocks of turkey and Barado rams live on the property. A continuing predator control program has effectively eliminated predators, other than hawks and eagles. Lakes and ponds host wild ducks, geese and swans from time to time, and some have taken up permanent residence here. Donkeys Bonnie and Clyde patrol the area. Native grasses are plentiful throughout the acreage, providing adequate food for all wildlife.
If you cannot dedicate yourself to the property completely, you may have to hire someone. Before you purchase a ranch, develop a plan that factors in the time required for the care of animals and ranch maintenance (fences, water, etc.). The current owner of DD Ranch employs two ranch hands who keep the property running smoothly.
Location, Location, Location
While the idea of living way out in the middle of nowhere may sound incredibly relaxing and stress-free – wait until you run out of coffee. Property within an hour or two of a town or city tends to hold its value. DD Ranch sits at the intersection of HWY 46 and HWY 16 – 8 minutes from the sweet town of Boerne, 15 minutes from Bandera and just 30 minutes from San Antonio. You’re far enough away to enjoy plenty of peace and quiet but close enough to an espresso when you need it most.
While owning a ranch is difficult in many parts of the country, it’s a bit easier in Texas due to the strong demand. But these opportunities are rare. Visit my DD Ranch page for more details, photos and video, and if you’re interested in having an in-person tour, let’s get started!
