If you’ve been watching our real estate market, you’ve seen how quickly homes are selling – an average of 26 days – twice as fast as this time last year! And often above asking price.

Just last month, I listed a home in Hunters Creek. We had multiple offers and went under contract in just four days! A lovely couple from Louisiana made an offer, flew out to see it and are now happily all moved in!

According to our friends at the San Antonio Board of Realtors, in June we sold a total of 4,024 homes – we sold 3,850 homes this time last year.

Most homes sold in San Antonio (72.51 percent of them) in the $200,000 to $499,000 range; 13.84 percent sold at $199,000 and under and 13.67 percent sold at $500,000 and above.

Prices in June averaged $345,114 with a median price of $292,600. Comparatively, the average price throughout all of Texas is $396,801, which is 26 percent higher than June 2020. The median price in Texas reached $315,000, a 21 percent overall increase from last year. So prices are definitely continuing to climb.

We’re happy to see more inventory coming on the market. In June, there were 4,476 new listings in San Antonio and our surrounding areas, a 12.32 percent increase over June 2020. So now buyers have a bit more to choose from.

Yes, we’re in a seller’s market, with buyers paying over asking, waiving inspections, covering all closing costs and so forth – but it’s still possible to find just the right home at a price that meets your budget. I’m here to help you every step of the way!
